Buying A GROH Property

If you like the GROH home you've occupied, you may be able to purchase it.

GROH's Tenant Purchase Program

Under the Tenant Purchase Program, tenants may apply to purchase the property in which they reside as a tenant in occupation. 

Do I have to stay in my house for three years following purchase?
No. This condition did apply in the past but has now been removed.

How is the sale price for my house calculated?
The sale price for your house will be based on two valuations obtained by GROH. The valuations are provided by licensed valuers. GROH sells to occupants at prices based on current market value. The sale price is not negotiable.

Are my improvements to the property taken into account when calculating the sale price?
On the application there is a section where improvements made by occupants can be listed. GROH will instruct the valuers to provide a monetary figure for genuine improvements and this is taken into account when calculating the sale price. (Please note that this is not applicable for gardens or improvements that have been reimbursed by GROH. You may be required to provide receipts for work done).

How long does it take for the application to be processed?
Approximately three to four months. Sometimes delays are unavoidable. In some areas the valuers are required to travel from Perth to the town and this can take time. Delays can also occur if GROH does not have freehold title to the land on which the dwelling is situated.

Does GROH assist with finance? 
GROH does not assist with finance. However the Home Ownership Subsidy Scheme, may be an option for some Government employees. The HOSS is managed and administered at the discretion of departments and is not an employment entitlement.

Does GROH take into account the time that I have lived in the house when calculating the sale price?
No. GROH rents are already subsidised. The tenant does, however, have the advantage of exclusive purchase, which means that they are not competing with other prospective applicants.

Is the sale of my GROH home guaranteed?
Not necessarily. Although the majority are approved, in some towns replacement accommodation is scarce or GROH may wish to retain the asset.
